Acceptance of terms

By creating an account or using Clearview Security Deposits, you agree to these terms. If you don't agree, please don't use the service.

These terms apply to everyone who uses Clearview — property managers, landlords, and tenants alike.

What the service does

Clearview is an inspection documentation tool. It helps you walk through a rental property, upload before and after photos, generate a written damage report with cost estimates, collect digital signatures, and send that report to your tenant.

Clearview is not a legal service. The reports it produces are documentation aids — a clear, organized record of a property's condition at move-out. They are not legal opinions, and they don't guarantee any particular outcome in a dispute. Security deposit laws vary a lot by state, so if you're unsure whether a deduction is lawful in your jurisdiction, talk to a local attorney before you withhold anything.

Your responsibilities

When you use Clearview, you agree to:

  • Provide accurate information. The details you enter — property addresses, tenant names, deposit amounts, damage descriptions — should be truthful and complete. Don't upload photos that misrepresent the condition of a property or that were taken at a different time or place.
  • Use photos appropriately. Only upload photos you have the right to use and that are relevant to the inspection. Don't upload photos of people without their consent, and don't use the service to document anything unrelated to a legitimate rental inspection.
  • Comply with the law. You're responsible for following your state and local landlord-tenant laws, including rules about proper notice, allowable deductions, and deposit return deadlines. Clearview doesn't monitor compliance.
  • Keep your account secure. Don't share your login credentials or let anyone else use your account.

No warranty

Clearview is provided as-is. We make our best effort to keep the service running reliably, but we don't make any guarantees about uptime, accuracy, or fitness for any particular purpose.

The AI-generated damage assessments and cost estimates are starting points — not final determinations. They can contain errors. Always review the output before using it in a real inspection report, and never rely on it as a substitute for your own judgment or professional legal advice.

Using Clearview doesn't guarantee that your documentation will hold up in a dispute, satisfy a court, or comply with any specific legal requirement in your area.

Limitation of liability

To the extent permitted by law, Clearview and its owners are not liable for any damages that arise from your use of the service — including lost deposit funds, legal fees, tenant disputes, or regulatory penalties.

If something goes wrong and we are found liable, our total responsibility to you is capped at the amount you paid us in the three months before the issue occurred.

Termination

You can close your account at any time by emailing us at support@clearviewdeposits.com.

We may suspend or terminate accounts that we believe are being used abusively — for example, to upload fraudulent documentation, harass tenants, or violate fair housing laws. We'll use judgment, not hair-triggers, but we reserve the right to act quickly when necessary.

If your account is closed, your data will be retained for a short period and then deleted.

Governing law

These terms are governed by the laws of the State of Utah. If a dispute ever needs to be resolved in court, it will be handled in Salt Lake County, Utah.
